Big News: Adam Metz Joins Alpha Catalyst Commercial Real Estate
From Venture Capital to Commercial Real Estate - Driving a $750M Fundraise for East Coast Multi-Family Projects

I have some exciting news to share with you today. As of June 19, 2024, I’ve officially joined the team at Alpha Catalyst CRE, a firm that operates in the commercial real estate sector. Over the past few weeks, I have been getting to know the team and understanding our shared goals, and today, I’m thrilled to finally share this news with you.
Why This Matters:
I have made the strategic decision to transition from venture capital to commercial real estate. This move represents a significant shift in my career, driven by my passion for creating tangible, lasting value in the real estate market. When I met the team at Alpha Catalyst CRE, it just clicked. It’s rare to find a team in real estate that moves, looks, and acts like a San Francisco startup, fintech, or ML company. With my experience in investor relations and venture capital, I’m eager to leverage my expertise to drive value for our investors and partners in this innovative environment.
My primary focus will be co-leading the capital formation and investor relations process at Alpha Catalyst CRE as it prepares to launch its first commingled fund. The firm seeks to deliver significant, durable Multifamily alpha by executing upon its 3 pillar investment process: alpha thru market selection, alpha thru in-market asset selection, and alpha thru high-ROIC value-add improvements. The fund will look to invest in top 50 markets with favorable supply-demand dynamics in the US - mainly East and West Coast markets. Additionally, I’ll continue to offer courses and workshops, teaching fund managers how to perform investor relations and sharing insights and strategies to help them succeed.
Some of you may know our Chief Investment Officer, Yuriy Gelfman, from his time at Olive Tree Holdings, the company that he co-founded in 2017, and served as Chief Investment Officer until April 2023. While most firms in our space yield conventional investment returns (10%-13%), he co-led the acquisition of 17,000 units and monetized 6,700 of them at a gross equity IRR of ~55%. The monetized portfolio exceeded returns for all of the 20 largest CRE funds closed between 2017 - 2020, according to Pitchbook.
What This Means for You:
In the next few months I’ll be sharing more information on what the Alpha Catalyst team and I have figured out in multifamily real estate, specifically around removing waste and inefficiency from the investment and property repositioning processes. I’ll be talking quite a bit about how to use machine learning and AI in the context of multifamily.
